  • Approval of the Seller's Disclosure Paperwork (which is extensive in Silicon Valley, often composed of the Transfer Disclosure Statement, the Supplemental Disclosure Statement and many 1 to 2 page disclosures on a range of items from street tree requirements in San Jose to information on neighborhood issues, tax issues, and other possible concerns like crop dusting - the latter is found in Gilroy and Morgan Hill)
  • Approval of the Preliminary Title Report
  • Loan approval, including an appraisal of the property
  • Physical inspections of the property and any related information you need to investigate (e.g., local schools, traffic patterns, parking issues at night, neighborhood issues, etc.)
  • Pest inspection and certification
